Tenants: our tips for building a solid file

In Luxembourg, in many cities, the rental offer does not meet the demands because there are more tenants looking for the ideal cocoon than available properties. In a generally tense context, it is necessary to demonstrate a good organizational capacity to give yourself every opportunity to be easily lodged in Luxembourg. Discover the essential tips for building a solid file that will reassure landlords and help you make the difference in front of other candidates!

Present a complete file from the first visit to increase your chances of renting

In some cases, the demand is so high that several individuals apply to rent the same dwelling: the owner has an abundance of choices. and quite naturally will favour candidates who inspire confidence, who offer serious guarantees… and who can already provide all the required supporting documents.

This is why we encourage you to prepare a printed file in several copies, which you take with you on each visit and which you present as soon as you like the property. Automatically, you pass in front of all candidates who have no administrative documents to submit, or those whose applications are incomplete.

The documents required to rent an apartment

In order to draw up a rental contract, your landlord will need proof of identity, whether it is a national identity card or a passport. In parallel, he will ask for a proof of income. Remember to photocopy at least your last three pay slips, to prove that you have regular resources and, therefore, sufficient means to pay the rent. Finally, you will have to pay a rental guarantee, the amount of which does not exceed three times the rent.

At the time of signing the lease, you will also need to present your comprehensive home insurance policy. Do not do this while you are still in research. However, don’t forget to contact your company as soon as you have chosen your apartment, to be covered from the first day of rental.

Additional documents to consolidate your application

Providing the landlord with the required documents allows you to stay one step ahead of other candidates if the rental context is rather tight. But to make sure you get a home that you are really fond of, you can add other supporting documents that will attest to your seriousness.

For example, if you receive a rent subsidy, prove it to the landlord. The latter will be reassured to see that part of the rent is not based on your own resources, but on State aid for which you are eligible.

At the same time, if you are entitled to State aid for rent guarantees, mention this in your file. Indeed, under income conditions, the State can pay the full amount requested by the landlord, knowing that the tenant then reimburses in several months.

More generally, never forget that you will be living in the home of a landlord who cares about his or her heritage and serenity. To calm him down, all the proof of your diligence on payments is useful. And to gain his trust, do not hesitate to point out that you are a caring, hygienic person who would never leave a damaged home behind – this will allow you to accumulate points!
